Admin Services
• Complete all showings, tenant screening, and complete start-to-finish leasing of Units
• Maintain Tenant records and up-to-date lease agreement
• Complete all Rental Collections and late fee postings • Negotiate with and engage the services of contractors <br>• Evaluate and recommend purchases of equipment, materials, and supplies required for regular maintenance
• Provide an emergency service telephone number and immediate response to emergencies
• Assess and supervise any required repairs
• Manage all aspects of contract work for repairs, collecting bids for repairs and reviewing with ownership for approval.
• Maintaining Vendor files and Collecting appropriate Insurance coverages from contractors before work.
• Complete Quarterly inspections of the property
and provide Owners with Detailed reports for
any preventative maintenance requirements/ recommendations
• Sending out any and all notices to tenants
• Filing and Completing Eviction Proceedings and necessary lock-outs.
• Completing Move-out procedures and Providing the Owner with a Detailed list of necessary repairs/ maintenance for turn-key units.
Financial Services
• Monthly accounting is provided for tracking rental payments from tenants
• Prepare the annual operating and capital budgets • Collect all fees and disburse all debts, providing a detailed account of all transactions – if owners agree/ choose for the management company to assume responsibility for paying vendors.
• Assist in annual audit by providing access to and explanation of all accounts
• Provide administration and accounting for Security Deposits as required by Government regulation
• Render any final accounting required
• Financial Statements (monthly, yearly, and preparation of annual budget)
• Collecting rental income from tenants and distributing owner percentages agreed in advance (Minus Management fee and any other Accrued expenses)
• Collecting detailed bids for work needed on the property. (3 bids on average)
